Build & cost profile

What it takes to build.

Extracted from the independent six-node venue analysis (August 2026). Capital ranges are the published Project Motion figures; construction programme, capex intensity and pricing are independent estimates benchmarked internationally and adjusted for South African conditions.

  • Earthworks and site shaping
  • Drainage and roof-water control
  • Berms, rollers and jump lines
  • Spectator areas and lighting

Build type

Role in the campus

High-volume community and multi-use asset with UCI flagship potential.

Pre-acquisition - LOI in progressPre-acquisition and pre-rezoning estimates, not project quotes. Cape Town construction typically carries a premium, and contingency, professional fees and soft costs add roughly 15-30% to hard construction. Full node-level analysis, including consultants and returns, is released to approved parties in the Investor Data Room.
