Why Melkbosstrand? Site feasibility and the West Coast catchment

What we know, what we do not, and the decision gates that stand between a letter of intent and a groundbreaking.

The parcel

The preferred site is a 90,000+ m² parcel near Melkbosstrand, roughly 35 km north of central Cape Town. The indoor envelope is about 24,100 m² within that site. The land is not secured; we hold a non-binding letter of intent only.

Named risks

The site lies inside Koeberg's 5 km Precautionary Action Zone, and the nuclear regulator has objected to other developments on similar grounds. Rezoning from agricultural use will involve public participation. We treat both as decision gates, not footnotes.

Who it serves

Melkbosstrand is relatively affluent, so access depends on transport. Realistic catchments include Atlantis, Mamre, Dunoon and Table View; proposed weekend shuttle routes are part of the community charter work still to come.
